Some of furnishing are only available after level 30+ e.g. the windows. So if you are not building the 2-storey mansion item for item, you can...

If you do save up for it, they make it worth your while by adding every simoleon to your TV i.e. 3.25M added. If we build it ourselves it's 10% the value of items purchased added to TV. But whichever way works for you best!

I am thinking of building my own version of the two-story mansion as well. The cost in my town has gone up a lot as I have nearly everything built on. Also the fact that I have a bug in my game that houses don't add to my TV, so at least this way I should get some extra value. I would love to know what you decide on doing in the end.
